HQ Cork Redevelopment Scheme

The development at HQ presents Cork with an excellent opportunity to provide Grade A office accommodation centrally located in an environment that will be attractive to FDI companies. The development will cater to a modern workforce who want to work and live in the city centre. Office tenants at HQ will be given priority for the residential accommodation. For employees that will be commuting the development has direct access to the new entrance to Kent Railway Station and is a two minute walk from the central bus station at Parnell Place.

This major rejuvenation scheme includes 3 office blocks providing accommodation for up to 5,000 employees (Gross Area 36,981 sq. m.). These are designed to be phased for ease of delivery. For the Private Rental Market there will be 237 apartments built across 4 blocks. A 136 bed hotel with a rooftop restaurant will be added along with 2,285 sq.m. of ancillary restaurant and retail accommodation to service this new city enclave.

This mixed-use urban regeneration project will shortly return the area to its former glory as a major transport hub with vibrant commercial and residential activity. Central to this is the restoration of three significant industrial conservation buildings which will enhance the character of the development. Together these elements unlock the future of the City’s quays.

The build programme predicts that the number of construction workers on-site will peak at 450. The Gross Development Cost will be approximately €160 million.
